Remove the existing flooring and skirting. Reframe the floor structure using 2×8 joists supported by a triple flush beam, mechanically secured with MiTek JUS28 facemount hangers (or equivalent) sized for 2×8 joists and installed per manufacturer’s load tables. Ledger connections to the house shall be made with ½inch diameter lag screws (or structural equivalent) with threads fully engaging the band/rim joist, staggered in two rows. Screws/lag spacing and edge distances shall comply with IRC/IBC ledger attachment tables: minimum 2 in. edge/top/bottom clearances; ends of ledger fasteners 2–5 in. from ends. Two helical piers will be installed as close to the corners as possible to support the new floor framing. Windows and the door will be replaced; space is unconditioned so no insulation is required. Existing walls, currently panel sheaths without framing, will be framed with 2×4 studs to support the new door, window, and finish.
