1st floor bathroom remodel (Plumbing)

Vent Fan Repair - install a new 110 CFM bathroom vent fan in replacement of the existing, non-operating, vent fan.

Bathroom Remodel which consists of wall reconfiguration (see drawings). Removing closet to make space for larger shower. "Peninsula" space in bathroom framed off and made accessible from bedroom as new closet space. New vent fan in existing location (HVAC permitted separately). Wall mounted toilet converted to floor mount (Plumbing permitted separately). New lighting and switches/outlets (permitted separately). Tub to be replaced with fiberglass shower pan and glass sliding entry door. Exterior wall to be insulated to R21 and sealed with 6 mil vapor barrier. Clearances around toilet and vanity to meet code. New Subfloor will consist of two layers of 1/2"+ plywood over existing floor joists. NO window or door work. New drywall throughout (except lid).

Remove existing shingles and underlyaments from house and garage. Install all new plywood decking to the garage roof. Install new drip edge on house and garage, 9' ice and water to eaves of house and 6' eaves of garage. Install synthetic underlayment on rest of deck surface. Install starter shingles on all eaves and rakes. Reflash chimney on house. Install Atlas Stormmaster Shakes Class 4 hail resistant shingles. Install ridge vent on house and garage and class 4 capping shingles.
