Wire the new AC Unit Changeout
Replace 4x4 posts and foundation with 14" concrete footings and 6x6 green treated posts on Simpson standoffs 52" deep for piers. We will replace the double laminated 10" beam with a 3-Ply 2x12 green treated beam, with 2x6 hangers, adding tension ties through the existing ledger board, replace the railing which is currently unsafe on stairs and top deck. Includes beefing up the stair supports and replacing privacy fence up there on the deck. We are not changing the footprint just renovating the existing deck so its safe.
Main bath remodel - Replace existing tub & surround for new shower & surround - No layout changes. Licensed plumber to replace fixtures in wet area only. If wet area is on ext wall - Will check for proper insulation & V. barrier prior to new acrylic panels installed
