1. Project Description Twoie Construction LLC proposes to construct a 10 ft by 20 ft (200 SF) interior mezzanine inside the Van Gogh Auto Shop to provide light storage space. The mezzanine structure will be supported by a triple 14-inch LVL front beam, (4) 6×6 posts, and a ledger board anchored to the existing CMU block wall. The mezzanine deck height will be approximately 8 ft 6 in above the existing concrete floor. Access will be provided via a 3' wide L-shaped wood stairway with a 3' x 3' landing turning toward the CMU wall. 2. Structural Construction Details Primary Framing Ledger Board: Continuous 2×10 or engineered equivalent anchored to the CMU wall using epoxy anchors per engineered spacing and embedment. Floor Joists: 2×12 floor joists, spaced 12 inches on center, spanning 10 feet from the front LVL beam to the CMU ledger. Joists properly hung with Simpson or equivalent metal joist hangers.
