Scope of Work – Bathroom Remodel Project: Eagan, MN | Room: 10′-2″ × 6′-3″ 1. Plumbing: All work per 2020 MN Plumbing Code & Eagan amendments. Licensed plumber only. Demo existing tub valve, drain, and toilet supply; cap lines. Install new pressure-balanced tub/shower valve at 42″ AFF, new PVC drain/vent, PEX supply lines with shut-offs. Relocate toilet waste branch & supply; new flange & stop valve. Pressure-test at 100 psi; drain/vent air-tested per code; final “as-built” diagram provided. 2. Flooring: Follow 2020 IRC & ANSI standards, L/360 deflection. Demo existing flooring/tile/mortar; replace any damaged subfloor. Install ¾″ T&G plywood subfloor, glued & screwed. Install ½″ cement backerboard, tape & thinset joints. Set 12″×24″ porcelain tile with modified thinset, 1/8″ grout lines; seal per manufacturer. Final clean-up; provide product data at inspection. 3.
